THE DESIGN STAGE
First of all we need to visit the site and discuss your requirements.
We assess your proposal against the national and local policies to understand what is feasible and what`s the best way to get the planning approved.
We propose you our sketches and ideas, at this point take your time to mix up the things and come out with your ideal design.
Occasionally the application might have some risk factors that is better to assess in advance.
If we notice something that can make your application likely to be refused we might propose an alternative and/or suggest a pre-planning application to discuss with your council before submit the full planning.
This increase the waiting time but give you a better chance to get an approval at the first submission
The process of apply for planning permission it`s quite simple, once the design is ready we submit it to the council.
There is a validation process first, where an officer assess that all the required information have been submitted.
Once validate all the documents are published online and from that moment your neighbours have 21 days to comment.
Your neighbours will be sent all details from the council, so better to discuss with them before the submission to avoid negative comments.
