THE DESIGN STAGE
We will discuss with you the overall design and the strategy that you would like to undertake going forward.
The drawings that we produce can have a number of information, it depends on how those will be used, you might want to submit to building control, use it to get prices from contractors, show special features that are part of the design and that needs to be specified and made on spot.
BUILDING CONTROL: NOTICES
A building Notice application does not require technical drawings to be submitted and it`s usually used for small projects.
If you decide (or you have to) apply for a Full Plan Application, the notices will be given anyway at certain stages of the building.
At each notice an Inspector will come on site to check that what is builded is made according with the Building Regulation.
BUILDING CONTROL: FULL PLAN
If a Full Plan Application is required or it`s your preferred application then Technical Drawings, togheter with the Structural Drawings (made from a Structural Engineer) are required to have the Approval Notice issued.
The benefit of having the design approved before starting on site is that if something is not compliant with the Building Regulations it can be modified on paper, without incour in increases of the construction cost to rectify the work done.
