A Design Studio Worth Introducing to Your Clients
For estate agents, buying agents, and property finders working in prime London.
When a client buys a period property in Chelsea, Notting Hill, Islington, or Hampstead, the sale is often the beginning of a much larger project. A Grade II listed terrace. A Victorian apartment with conservation area constraints. A house with real bones and a refurbishment programme ahead of it.
Most of those clients will need a design studio. Many will not know where to start. The referral you make at that moment shapes the experience they have next. The one you do not make does too.
Phasezero Design Studio is an architectural interior design practice based in London. We work with high-end residential clients on full house refurbishments, listed buildings, and period properties in prime London. We are the practice you introduce when the building matters as much as what goes inside it.

What makes Phasezero a referral worth making
Architecture-led, not decoration-led
Many interior design studios begin with mood boards and material palettes. We begin with the building. Before any design decision is made, we read the structure, the planning context, the history of alteration, and the constraints that will govern the project. The result is a design position that serves the building, not one imposed on top of it.
This matters more than it sounds. For clients buying a period or listed property, the most expensive mistakes come from design decisions made without understanding the architecture first. A studio that works through from structural questions to interior detail catches those problems before they become problems.
Single team, from structural stage to finished interior
Architecture, interior design, and project management sit within one studio, held by one person from the initial assessment to completion. There is no handoff between a design team and a build team, no gap between what was intended and what gets built. One brief. One consistent set of decisions throughout.
For your client, that means accountability is clear and the project holds together at every scale. For you, it means the referral does not create a coordination problem between multiple consultants.
Direct experience with listed buildings and conservation areas
We have worked on Grade II listed properties, conservation area projects, and historic restoration work across London and internationally. We handle listed building consent applications, manage pre-application engagement with conservation officers, and have dealt directly with structural discoveries mid-programme. In one case, a significant structural issue was identified during the strip-out of a Victorian listed apartment and required immediate coordination with the listed building authority and building control to protect the programme.
In the boroughs where your clients are buying, listed and conservation area constraints are the rule, not the exception: Chelsea, Notting Hill, Islington, Hampstead, Pimlico. A studio that does not understand them is a risk. A studio that does is a resource.
SBID membership
Phasezero Design Studio is a member of the Society of British Interior Design (SBID). Lisa Gentile, the studio's founder, holds SBID membership. It is a professional credential your clients can verify and rely on.

Where Phasezero adds the most value for your clients
The referral makes most sense in the following situations.
A listed building purchase The client has just completed on a listed property, or is close to completing. They have questions about what they can change, how the consent process works, and what kind of studio understands both the planning environment and the design brief. This is exactly the work we do. A referral at this point is well-timed and immediately useful.
A conservation area property with refurbishment plans The property is not listed, but it sits in a conservation area in Chelsea, Islington, Hampstead, or Notting Hill. The client wants to understand the planning constraints and develop a design brief simultaneously. We handle both together.
A full house refurbishment in prime London The client is planning a significant refurbishment: structural works, new layouts, a full interior programme. They need a studio that can hold the project from planning stage through completion without losing the vision between disciplines. This is the scope we work at.
A buyer who wants to understand the building before they commit Some clients want a pre-acquisition feasibility assessment: what the building allows, what consent the proposed works would need, and what a realistic programme looks like. We offer this as a standalone service. The fee is credited against the full design commission if they proceed.

How the introduction works
We keep it straightforward.
When you make an introduction, we treat it as exactly that. An introduction between professionals. There is no pressure on your client and no expectation of anything immediate. We have a conversation, we find out what the building is and what they are thinking, and we let them decide whether it is the right fit.
Everything is handled by Lisa personally. Not a junior team member. Not a sales process. Your client gets a direct conversation with the person who will run their project.
If the project proceeds, we keep you informed at the stages that matter to you. If the timing is not right, the conversation stays warm. Either way, the referral reflects well on you because it is handled with care.
There is no formal referral arrangement and nothing that requires paperwork on your end. A message to contact@bd-phase-zero.co.uk is enough to start the conversation. If you would prefer to introduce us by forwarding our contact details directly to your client, that works just as well.

What agents who have referred clients can expect
Discretion Your client is treated as your client. We do not cross-market to them, add them to mailing lists, or position ourselves as competing for their relationship with you. Your introduction is respected.
A professional first conversation Lisa will respond to any introduction quickly and directly. The first conversation is about the building and the brief, not about selling the studio. Clients find it straightforward and easy.
Projects that complete We take on a limited number of projects at any one time. When we accept a commission, we carry it through. We do not over-commit and under-deliver. The clients you introduce will not come back to you with a problem about the design process.
A point of contact who stays reachable For the duration of any project, Lisa is reachable directly by email and available to discuss the project if a question arises that involves you. We treat every introduction as the beginning of a longer relationship, not a transaction.

Recent work
Pimlico Apartment, London
A Grade II listed Victorian apartment near Victoria Station. Full interior design, listed building consent, and project management. During the strip-out, the floor was found to be structurally compromised. The situation was escalated immediately to the listed building authority, building control, and the leaseholder, and a structural engineer was engaged the same day. The programme was protected.

Mill Lane
A large-scale full house refurbishment across multiple phases, including structural works, rear elevation glazing, and a continuous floor specification running from inside to the exterior garden terrace.

The areas we work in
We take on projects across prime London. The boroughs we work in most frequently include:
-
Chelsea and the Royal Borough of Kensington and Chelsea
-
Notting Hill
-
Islington
-
Hampstead and Camden
-
Pimlico and Westminster
We also work on projects elsewhere in London and internationally, particularly where the building has historic character or the brief calls for a high level of design and planning rigour.
Make an introduction
The simplest way to start is an email.
Contact Lisa directly at contact@bd-phase-zero.co.uk, or use the contact form at /contact. A brief note about the property and where your client is in the process is enough.
If you would like to speak to Lisa first before making an introduction, that is equally welcome. The conversation is straightforward.
