One Floor, Inside and Out

There are decisions in a refurbishment that define everything that follows. Not the finishes — not the paint colours or the hardware — but the ones made early, at the point where the building's fundamental spatial logic is being set. The junction between inside and outside is one of those decisions. On a project with a fully glazed rear elevation and a floor intended to run continuously from a heated interior to an exposed terrace and beyond into the garden, it is perhaps the most consequential one of all.
This kind of inside-outside floor continuity is increasingly present in ambitious residential refurbishment briefs. The idea is simple and powerful: a single material reads across the boundary between the glazed interior and the external terrace, dissolving the threshold so that the garden feels less like an attachment and more like an extension of the house itself. What looks effortless in the finished result is, in practice, one of the more demanding technical problems a project can pose.
The material has to do two different jobs
Stone, porcelain, and certain engineered formats are the materials most commonly considered for this kind of run. The selection question, however, is not simply one of aesthetics. The same material has to perform under conditions that are radically different on either side of the glazing line. Internally, it sits over underfloor heating on a prepared screed, in a controlled environment where thermal movement is modest and the surface is protected from the elements. Externally, it faces frost, UV exposure, standing water, and the repeated thermal cycling that comes with the British climate. A format that reads beautifully inside may not be rated for external use, or may not carry sufficient slip resistance for a wet terrace surface.
This is where specification and design have to work in the same room. The material has to be selected not only for how it looks across that unbroken plane but for what it can actually withstand across the full range of conditions it will face. The supplier relationship matters here: a specialist who understands how a material behaves in use, and who has installed comparable junctions before, is a different resource than a showroom. The selection process is informed by both.
The junction is the detail that makes it work — or doesn't
Even with the right material confirmed, the junction between interior and exterior is where the detail lives. The challenges concentrate at that line. The finished floor levels inside and out must be resolved so the threshold reads as a continuation rather than a step — but the interior screed and the external build-up are rarely the same depth, and reconciling them requires careful coordination between the structural floor, the waterproofing, the drainage, and the final surface. The glazing system sits directly above this junction, and how the frame is detailed — thermally broken, set into the floor finish, sitting behind it — has direct consequences for both the visual outcome and the waterproofing performance of the assembly.
There is also the matter of thermal performance at the perimeter. A heated floor running to a fully glazed elevation is a known heat-loss point. The insulation strategy at the edge — how the underfloor heating zone terminates, where the insulation layer steps down — is part of the floor specification, not a separate question to be answered by another trade at a later date.
Sequencing matters as much as detailing. On a project of this scale, the floor and the glazing cannot be specified or installed in isolation. The floor subbase has to be right before the glazing frame goes in; the glazing frame positions the threshold before the final surface is laid. This means the relevant decisions — material, build-up, junction detail, drainage falls for the external surface — have to be resolved in the design phase rather than on site, when the options narrow considerably and the cost of correction rises.
Why this one decision reaches so far
The reason the inside-outside floor specification takes up disproportionate space in the early design process is precisely this: it is not a self-contained decision. It determines where the glazing frame can sit. It sets the finished level relationship between the terrace and the garden, which in turn affects any external stair or level change in the landscape. It fixes the drainage strategy for the terrace, which has to be resolved before the external ground works can begin. Each of these is downstream of the floor, and each becomes more difficult to adjust once the one above it is settled.
This is the nature of large-scale residential refurbishment at the more demanding end of the market. The spatial ambition — here, a house that reads as continuous with its garden through a fully glazed back wall — is achievable, but it requires the studio managing the project to hold all of these threads together from the outset. A decision that looks like a flooring choice is, in reality, a piece of architectural thinking.
Getting this kind of work right
Not every studio takes on projects at this level of technical complexity. The combination of large-scale refurbishment, significant glazing, and a continuous inside-outside floor requires experience with the sequencing of a multi-phase programme, established relationships with specialist suppliers, and a design process disciplined enough to resolve these questions before the contractors arrive on site.
When it works — and it does, when the preparation is right — the result is one of the more compelling things a residential interior can offer: a living space that extends without interruption into the garden, where the boundary between inside and outside is a line of glass rather than a step or a change in material.
